Let's say you have:

A 5-month-old AdSense blog in the gardening niche.
You're sending traffic to this blog from your 20 Facebook pages in the same niche.
The site is earning $1,000 per month from AdSense.
My question is:

Can you sell this website without selling your Facebook pages? Or at most, include one less active Facebook page?

If someone is doing something like this, what are the best practices to earn money using this model? How much can such websites sell for?

Most buyers prefer sites with organic traffic sources. But in case someone wants to buy that site from you, they will probably want to have those pages too. Because those are the real money makers here. Also, some buyers may want you to sign a non-compete where you will have to agree to not create pages and websites in the same niche for some time.
