Getting my site rented out

Hello everyone.
So i have ranked a website on the first page of Google for a term in my city that has been getting a good amount of phone calls and traffic. So i took to cold calling to try and get some businesses to rent out my site but i keep getting turned down. I tried to keep it short and simple but things are just not working, nor am i really able to keep them on the phone long.
How can i go about convincing them to rent it out? Or how can i make my pitch a better as i have very little experience in cold calling. After all the site is already on page 1 for it's main term but i don't know if they really understand the benefit of it

Wait for a lead to come in and call people when you have some actual business for them.It's much easier to get someone's attention when you have something to offer rather than just asking them for money.

You could even give them first lead or 2 fore free to build trust then start charging them

Step 5: Le costumers will call and buy what seller is selling
