Selling a site that earns $X,XXX monthly, but all traffic is paid traffic.

Let me be clear and say that my intention is not to screw over anyone or lie about how my site makes money. It's a typical 'made for adsense' site, but I've found a source of paid traffic that has yielded me some nice revenue. Is this something I can sell? I wouldn't mind selling my source along with my site.

The way it works is I pay $XXX amount for the traffic, then the traffic comes to my site for the entire month and it, so far, has always amounted to a fairly big profit. I do have a middle man who handles the traffic and so this middle man takes 50% of the revenue, but, as I said, I'm perfectly fine being open and clear about how the site works.

Problem is, my site that generates this income is nothing special and can be replicated within minutes. Also, I've been told the traffic is Adsense safe, and I have been using it with no problems since April, but I don't want to guarantee that it is Adsense safe, because I wouldn't feel comfortable giving that guarantee to something I've only been doing for a few months (especially knowing that Adsense can be fickle at times).

So,MMO , what say you? Is there a way I can sell this site (and the source of traffic) for big bucks?
