I need a quick valuation check from the experienced flippers here.

I have a content site in the UAE Telecom/Tech niche that was hit by recent Google updates (traffic dropped), BUT it has retained its revenue stability through direct sponsorships and guest posts.

I am pivoting to SaaS and want to exit this asset to raise capital. I want to know what a "Fair Exit Price" would be in the current market.

Here are the stats:

1. Niche: UAE Mobile Packages / Telecom (High CPC region)
2. Age: 1.3 Years (Aged Domain)
3. Content: 230+ Articles
4. Current Traffic: Low (Post-HCU)
5. Revenue Source: 100% Guest Posts / Direct Sponsors (Inbound leads)
6. Last 3 Months Avg Net Profit: ~$160/mo (Consistent)

The site is basically a "Link/Authority Asset" now rather than a traffic play.

Since the revenue is not from AdSense anymore but from Authority/Links, is a 10x-12x monthly multiple (approx $1,600 - $1,900) realistic for a quick private sale?

Or should I accept lower offers (around 6x-8x) just to get rid of it quickly?
Would appreciate insights from anyone who buys/sells distressed assets.
